Good afternoon everyone on this beautiful day here in New York again my name is Chris Berger and I am a licensed real estate agent in the state of New York, as well as, Florida.br br However, I hope to be here for the next year and re-establish my business here.br br I’ve sold many, many homes down through the years many, many clients — I know the area like the back of my hand only due to —br br Well, that’s what we had to do back in the day.br br My son played hockey for 12 years and no GPS. So, we had to figure out where to go.br br I wanted to talk to you a little bit about pre-approval and what it means and why it’s important to both the seller and the buyer.br br Once the buyer gets a pre-approval letter, which is very easy to do, you would talk to a mortgage broker or your bank and explain to them what you want to do and what kind of price you want to go up to.br br So, let’s say it’s $500,000….br So, pretty much within three or four hours, maybe a little bit longer, you’ll get your pre-approval done.br br But what that letter allows you to do, especially the buyers, it lets the seller know that you are serious about their home and you are ready and qualified to make an offer.br br Now that separates you.br br Now, in addition to that, the real estate agent feels more comfortable because you do have the pre-approval letter.br br The seller is more comfortable because at this point he knows that a qualified person, a safe person is coming into their house.br br So it makes a difference.br br So, get that pre-approval, tell your agent that you have it, and then you can go out looking.br br And then once you find your home, you can make an offer.br That’s my point for today.br br ***br br I wanted to tell you too, on a personal note, you probably see me wearing different hats every day.br br Every time I go to a concert, I do buy a hat, and this one I was just thrilled about to get because for many, many years I wanted to see James Taylor.br br So I went to Bethel Woods, otherwise known as Woodstock, New York, and truly, truly enjoyed his concert.br br So, thank you again for listening.br br Good luck on searching those homes, and we will talk to you soon.br br ---------------------------------------------------br br Hello!
